摘 要
企业的现金流如同企业的血液，是企业存续的必要条件。企业的目标是追求高额的回报，在现实生活中，有一些企业其利润表中利润数是比较可观的，但是最后却由于无法偿还到期债务等导致其被迫面临破产清算的结局，这就是企业没有做好现金流管理导致的。一个成功的现金流管理方案不仅仅能给企业的综合财务指标如：经营状况、盈利水平、未来的发展能力等提供参考依据，还能给企业经营者和管理者提供较准确，全面的财务信息。根据企业现金流的变动情况可以给企业管理者带来很多有用的信息，外部信息使用者可以根据其判断这个企业的发展状况等，内部经营管理者则可以根据现金流情况制定投资计划或者判断分析企业经营状况等。现金流管理在实际运用中存在着重要的作用，首先现金流指标能够反映企业的经营状况，真实的反应企业的效益。甚至有很多学者认为现金流量的相关指标比传统的利润指标更重要。其次现金流相比其他财务指标能更真实的反映企业偿还债务的能力。在现实生活中，经常可以看到有很多的企业盈利能力较好，利润可观但是却无法逃脱破产清算的结果。这就是源于该企业现金流状况差，虽然收入可观，但是大部分收入均是欠款，现金流入量其实较低，现金支付能力差，到期却不能偿还债务导致破产。最后现金流管理有利于增加企业与其他同行业之间的比较分析，由于企业的现金流是根据收付实现制编制的，所以不存在差异性。因此通过企业的现金流量的信息可以较真实直观的了解到该企业对宏观市场管家的适应能力。
本文首先对中国整个房地产行业的现金流管理现状及特点进行了分析，包括资金的需求量大、资金的回收期长、融资难度大、资金风险高等，针对我国房地产的现状分析了导致其存在的原因，由于国家的政策干预导致资金的来源渠道单一、依赖于事后分析缺乏计划性等。其次结合我国房地产行业的现状及其存在的问题，本文提出了如何编制现金流管理的思路，第一要高度重视现金流的管理，第二要拓宽融资渠道，第三要尽早编制现金流预算，第四要将现金流管理同企业的战略发展相结合等等。最后，本文结合 M 公司现金流管理的现状，对 M 公司现金流管理进行了比较分析、亮点分析、问题分析等，进一步的优化了 M 公司的现金流管理机制。本文最大的亮点在于结合了实际，发现到现实生活中现金流存在资金过于分散的问题，针对这个问题给出了本人的建议及看法。

Abstract
The company's cash flow is the blood of the enterprise, is a necessary condition for theenterprises to survive. The goal of an enterprise is the pursuit of high returns, in reallife,there are some enterprises the profit in the income statement is quitesubstantial, but because of unable to repay maturing debt as a result of the forced bankruptcyliquidation ending, this is the enterprise did not do a good job in the cash flowmanagement. The success of a cash flow management scheme can not only give thecomprehensive financial index of enterprises such as: to provide the reference forthe operation status, profitability, development ability, but also to the enterprisemanagers have management provides accurate, comprehensive financialinformation. According to the change of the company's cash flow to the enterprise managerscan bring a lot of useful information, external information users can be judged on the basisof its development in the enterprise internal management, accordingto the cash flow situationof the development of business investment plans or judgment of enterprise etc Cash flowmanagement has an important role in the practical application, the first cash flow index canreflect the enterprise management status, enterprise real benefit. Even a lot of scholarsbelieve that the relevant indicators of the cash flow is more important than the traditionalprofit index. Compared with the other financial indicators of cash flow to repaydebt ability more truly reflect the enterprise. In real life, often can see the profitabilityof many enterprises is good, profitable but could not escape the bankruptcy liquidation ofthe results. This is due to the enterprise cash flow situation, although a considerableincome, but most of the revenue is debt, cash flow is low, cash payment ability ispoor, cannot repay the debt maturity lead to bankruptcy. Finally, a comparative analysisbetween cash flow management to increase enterprise and the rest of theindustry, the enterprise's cash flow is based on the cash basis of accounting system, so thereis no difference. Therefore, the cash flow of the enterprise information canbe more intuitive understanding of the ability to adapt to the enterprise to themarket manager.
This paper on China's real estate industry as a whole the cash flow status andcharacteristics of management are analyzed, including the demand for capital, capitalrecovery period is long,difficult financing, financing of higher risk, according to the currentsituation of China's real estate analysis the cause of its existence, the policy intervention inthe country LED sourcesthe funds depends on the ex post analysis of single, lack ofplanning. Secondly, combined with the status quo of China's real estate industry and theexisting problems, this paper puts forward how to prepare the cash flow management, thefirst to attach great importance to the management of cash flow, second to broaden thefinancing channels, to prepare the cash flowbudget in early third, fourth to the cash flow willbe combined with the strategic development ofen terprise management and soon. Finally, this paper combined with the status of cash flow management of Mcompany, the M company's cash flow management has carried on the comparativeanalysis, analysis of the problem highlights analysis, etc., further optimization ofM company's cash flow management mechanism. In this paper, the biggest bright spot isthecombination of the actual, found that cash flow of funds in real life too scattered, to solvethis problem, the suggestions and opinions I give.
